As the owner of a property in the Algarve, Portugal are you aware that the Portuguese property rental law (Portaria n.517/2008) has recently undergone many changes?

All villas, apartments and rooms that are available for rent, but are not within a registered tourist development, are now classified as “alojamento local” or local accommodation and must be registered and licensed by the local authorities. Failure to do so can result in very heavy fines and a ban on renting your property. This rental license law is not just applicable to the Algarve, but the whole of Portugal.

In order to obtain a rental license on properties in Portugal, the property must meet strict legal standards for safety and hygiene. If upon inspection, the property does not meet these standards, then the rental license will be refused or revoked.
